End-to-End Property Protection Following Court-Ordered Possession
October 2, 2026
Introduction
Following a court-ordered possession, PACT Property & Assets Ltd, acting for the LPA Receivers, required a trusted partner to take control of a complex residential property from repossession through to sale preparation. The property in Otford, Kent is a substantial five-bedroom property set within approximately 2.7 acres with multiple outbuildings, creating a broad range of security, access, maintenance and asset protection risks. Kings Secure Technologies group company, PROTECT provided a coordinated end-to-end service, acting as a single point of contact throughout the process.
Background
The property comprises a large residential dwelling together with multiple sheds and outbuildings across a sizeable rural plot. Following possession, the priority was to secure the estate, control authorised access, protect the asset from deterioration or unauthorised entry and manage the practical steps required before the property could be marketed for sale.
For the receiver, maintaining control of the site and reducing avoidable cost, damage and liability were critical throughout the process.
Challenges
The court-ordered possession created several immediate and ongoing requirements. The site needed to be secured quickly while remaining accessible to the receiver, authorised representatives and former occupants where agreed.
Key challenges included:
- Securing numerous access points across the house and multiple outbuildings
- Establishing effective temporary protection for a vacant property
- Controlling access to a large rural site during the post-possession period
- Managing former occupants’ final access and removal of personal belongings
- Responding to an unexpected water leak before further damage occurred
- Coordinating waste removal, house clearance and final presentation ahead of sale
Without a coordinated response, the property could have been exposed to unauthorised access, theft, vandalism, water damage, uncontrolled contractor access and delays to the eventual sale process.

Solution Overview
PROTECT supported the court bailiff-led possession process, coordinating personnel with the receiver’s representative and assessing the security requirements across the main property and associated outbuildings.
Immediately following possession, PROTECT implemented a programme of physical security works. Locks were changed, additional locking systems and combination locks were installed and multiple external access points, sheds and outbuildings were secured. Boarding was completed where required and a temporary swing gate was installed to provide controlled access to the wider site.
To provide continuing protection while the property remained vacant, PROTECT installed and commissioned a temporary intruder alarm system, together with a key safe. This was supported by alarm response, keyholding and scheduled vacant property inspections, creating an ongoing security presence without the need for permanent on-site personnel.
A documented access process enabled the receiver and approved representatives to enter the property in a controlled manner.
When a water leak was identified, PROTECT also coordinated an urgent maintenance response. The mains water supply was isolated, taps and toilets were drained and radiators throughout the property were drained to reduce the risk of further water damage.
PROTECT subsequently supported the former occupants’ final attendance by arranging a 12-yard skip and coordinating site access. Once personal belongings had been removed, a clearance survey was undertaken and the remaining works were managed through to completion. These included the removal of furniture, mattresses, white goods, residual waste and garden items, followed by sweeping and tidying of the property.
The clearance contractor confirmed completion of the agreed works, leaving the property ready for the next stage of marketing and sale.
Conclusion
By managing security, access, emergency maintenance, logistics and clearance through a single coordinated service, PROTECT gave the receiver continuity and control throughout a potentially complex possession process.
From supporting the initial repossession to securing the estate, protecting the vacant property and coordinating final clearance, PROTECT reduced operational risk and removed the need for the client to manage multiple individual contractors.
The project demonstrates KST’s ability, through PROTECT, to provide a practical and responsive property protection service that extends beyond initial security measures to support the full asset lifecycle through to sale preparation.
Hear from the Client…
“Having a trusted, go-to partner in PROTECT has become an important extension of our own team. As a small business, we do not have the in-house resource to coordinate multiple contractors across complex cases, particularly when properties are some distance from our office.
“PROTECT give us a single point of contact, understand the requirements from the outset and can coordinate security, access, cleaning and other services seamlessly as needs evolve. At this property, the team identified additional risks on arrival and acted quickly to secure the access route without unnecessary delay or fuss.
“Just as importantly, every contractor involved worked professionally, sensitively and to an exceptionally high standard, despite some very challenging conditions. That gives us confidence that we can make firm commitments to our own clients, knowing PROTECT will deliver. They have become a trusted part of the wider PACT team.”
